About Us
Our history is as a closely-held, multi-generational family business that has operated in Silicon Valley and related markets for decades. Along with our affiliates, we have played roles in over 100 projects in these markets. As a result, we benefit by a long-established reputation, deep relationships, and much market know-how. In our markets, we believe our reputation for consistently delivering results is second to none.
We focus on high value-added projects, which we believe are typically below the focus of large national or global real estate players, but which require more capability and investment resources than the smaller firms.
Our Skills
We combine two sets of complementary skills: we possess a range of operating capabilities that enable us to add material value to real estate; we are an experienced investor and capital provider. Our operating skills include project management, real estate development, the entitlement of land, and general contracting. Whereas we believe that the vast majority of investors and capital providers outsource all or most value-added operations, our strategy is to control our own production. We believe this (i) facilitates our ability to maximize the value-added of our projects, and (ii) materially differentiates us in terms of our ability to deliver projects on time and on budget. Controlling our own production means that we are less dependent on the performance of third parties than most investors and that we directly oversee our processes and quality.
Key Elements to our Strategy
Our strategy has four core aspects: (i) to operate in markets we believe to have outstanding attributes; (ii) to only invest in projects where we have an ability to add material value; (iii) to control our own production to assure our ability to deliver our value-added, and (iv) to operate with great focus in selected markets. Based on our business model, we are natural capital and skills partners for land owners, smaller developers, and others who view us as having complementary capability. With our abilities to provide capital and solve problems, we believe we have excelled with more complex opportunities.
